Beating the competition in a crowded market
The balance of cottage rental is changing. With a likely 6% increase in cottages being advertised for rent, what was an owner’s market five years ago, is changing to a market where renters can demand lower rates and expect higher quality. This is particularly so in the off and shoulder season where there are too many cottages vying for a handful of renters. So what do you have to do to attract rental guests to your cottage, and beat the competition.
Reduce price
Look at other cottages renting in your area and identify those similar to yours. Are you priced competetively? Decide on the lowest rent you would accept that would still give you a good return, costs considered. Price test that rate for a few weeks and see what happens. Often it is better to have some rental coming in, even at a discounted rate, than none at all.
Consider installing a hot tub

Review your facilities
Renters are becoming more demanding and looking for more than basic facilities and equipment. Take a critical look at what you are offering your guests. Balance the costs of adding facilities such as satellite TV, washer and dryer,or a dishwasher, against the potential for increased rentals. If you are renting in winter and haven’t got a wood stove or open fire, consider fitting a propane or electric fireplace. These additions may make the difference between renting or not renting in the off season.
Offer themed short breaks
Approach your local golf course and ask if they would be willing to give you discount on a round of golf that you can pass onto your guests. Look out for events in your area that would attract people. Arts Studio tours are a great example. Let your agency know what is on and ask them to add the event to your cottage listing.
Look closely at your photographs
Take a critical look at the photos that show your cottage. Regardless of how lovely you know it to be, would-be guests may only have your photos to go by. Tidy away clutter and clean up every room that is to be photographed.
Offer a welcome package
Little touches such as a bottle of wine or complimentary chocolates for romantic weekends can create loyalty and repeat bookings. Satisfied guests will tell their friends and word of mouth marketing is about the best you can get.
Ask your agency about their marketing strategy
Keep up to date with your agencies marketing activities. Simply posting your cottage details on a website and hoping for the best is just not enough. Ask what they do to market your cottage. And if you have ideas on how they could do better, let them know.
